Last updated September 2026. These terms govern your use of The Expert Homes and its services.
1. Acceptance of Terms
By browsing this website, requesting a listing, or entering into any transaction through The Expert Homes (RC RC 1476024), you agree to be bound by these Terms & Conditions and by our Privacy Policy. If you do not agree, please do not use our services.
2. Our Role
The Expert Homes acts as real estate development and agency partner. We connect buyers, renters and investors with verified properties, facilitate site inspections (in-person or virtual), and guide you through title verification and allocation. We are not a bank, lender or legal counsel, and we do not provide investment or financial advice.
3. Listings & Pricing
All prices, floor plans and availability are subject to change without prior notice. Listings marked "Verified" have passed our internal title review, but you remain responsible for confirming your documents with the appropriate government or estate authorities before final payment. Payment plans, deposit percentages and tenures are indicative and confirmed on your offer letter.
4. Payments & Allocation
Payments should be made only to officially issued, company-verified accounts after receiving a written offer letter. Never transfer money to any individual account without written confirmation from your assigned consultant. Allocation of plots or units is confirmed in writing upon fulfilment of the agreed payment schedule and, where required, applicable permits.
5. Title Verification is Not a Legal Opinion
Our title checks (C of O, Governor's Consent, Excision, Gazette) are a due-diligence convenience and do not substitute for an independent opinion from a Nigerian legal practitioner. For high-value purchases we strongly recommend engaging your own counsel before completion.
6. Diaspora & Remote Transactions
Remote purchases are supported via virtual inspection, power-of-attorney guidance and remote document processing. You are responsible for using a lawful channel to transfer funds into Nigeria and for providing valid identification and proof of authority where applicable.
7. Limitation of Liability
To the fullest extent permitted by law, The Expert Homes shall not be liable for indirect or consequential loss arising from use of this website or any transaction facilitated through it. Our aggregate liability in respect of any claim is limited to the consultancy fees actually paid to us for the relevant service.
