Legal & Verification Centre
We Verify Titles So You Never Get Burned.
Nigerian land matters are decided by documentation, not promises. Our in-house counsel runs a defined due-diligence checklist on every title we present — and we show you the receipts.
The gold standard
What We Check, Before It's Listed
Every property on this portal has already passed these checks. Here is the exact diligence behind the Verified Title badge.
- Registry search at the Lands Bureau and Federal Survey
- Gazette and excision verification against official records
- Physical beacon check against the survey plan
- Confirmation of previous transactions and encumbrances
- Lien, caveat and pending-litigation search
- Stamp duty and capital-gains clearance where applicable

Certificate of Occupancy (C of O)
The land-right under which the Federal Government grants you. We confirm the governor's registry entry and verify the certificate number against gazette records.
Governor's Consent
The formal governor's approval required to transfer an existing C of O to a new owner. Without it, a re-sale may be challenged in court.
Excision & Gazette
When government 'excises' land from a gazetted acquisition, the owner can process their title. We confirm the excision gazette and the plotted survey.
Survey Plan
The boundary layout registered with the Surveyor-General. We cross-check that the plan matches the physical beacon placement on the ground.
Deed of Assignment
The legal instrument transferring the property. We draft and review it so the covenants, consideration and parties are all correct.
Power of Attorney / Undertaking
Used for diaspora and off-plan purchases. We validate it's notarised and properly executed before any documents are signed.
Red flags
Signs a Title May Be Unsafe
If a seller can't produce any of these on request, walk away — no matter how good the price looks.
- 1.The seller can't show you a survey plan, or says 'the paperwork is in progress' indefinitely
- 2.The land is marked on a government acquisition or gazette list
- 3.The C of O name doesn't match the seller — and no Governor's Consent exists
- 4.The seller pressures you to 'pay to hold' before documents are shown
- 5.Only photocopies are offered — no originals for your counsel to inspect
